1. Terms and Conditions

1.1 Nature of Services

ForentX provides a SaaS (Software-as-a-Service) platform for property management. ForentX is not a licensed real estate agent, landlord, or legal advisor. We provide the technology to facilitate management; all rental agreements and legal relationships are strictly between the Landlord/Manager and the Tenant.

1.2 Regional Compliance

Users must comply with their respective local laws, including but not limited to:

• Singapore: Residential Property Act.
• Malaysia: National Land Code.
• Hong Kong: Landlord and Tenant (Consolidation) Ordinance.

1.3 User Obligations

• Accuracy: You must provide verified identity (KYC) and property ownership information.
• Conduct: You shall not use the platform for money laundering, fraudulent listings, or unauthorized data scraping.

2. Privacy Policy

2.1 Collection of Data

We collect data to facilitate tenancy management:

• Personal Identifiers: Name, NRIC/Passport/HKID numbers, Nationality.
• Contact Info: Phone number, Email, and physical addresses.
• Tenancy Data: Lease contracts, utility meter readings, and rent payment history.
• Technical Data: IP address, cookies, and device metadata.

2.2 Purpose of Use

Data is used for identity verification (KYC), processing rental invoices, maintenance ticketing, and complying with statutory tax requirements (IRAS Singapore, LHDN Malaysia, or IRD Hong Kong).

2.3 Cross-Border Data Transfer

Your data may be stored on global cloud servers (e.g., AWS/Google Cloud). We ensure all cross-border transfers meet the protection standards required by the PDPA (Singapore/Malaysia) and PDPO (Hong Kong).

3. Refund & Cancellation Policy

3.1 SaaS Subscription Fees

• Non-Refundable: Fees for premium SaaS features are pre-paid and non-refundable.
• Cancellation: You may cancel your subscription at any time; access remains active until the current billing cycle expires.

3.2 Rent & Utility Payments

• Third-Party Settlement: As a facilitator, ForentX does not hold user funds. Disputes regarding rent or security deposits must be resolved directly between Landlord and Tenant.
• Technical Errors: Refunds will only be facilitated if a platform technical error results in a proven duplicate charge.

4. Governing Law & Jurisdiction

• Singapore, Hong Kong & Global: Governed by the laws of Singapore.
• Malaysia: Governed by the laws of Malaysia.

Any disputes shall be submitted to the non-exclusive jurisdiction of the courts in the respective governing territory.
